Spray Foam Insulation
Open-cell and closed-cell polyurethane foam that insulates and air seals in a single application. Used in attics, walls, basements, crawl spaces and commercial envelopes.
Professional insulation solutions for homes, businesses and construction projects
From spray foam and attic insulation to fibreglass, insulation removal, fireproofing and sound control, we help GTA property owners choose solutions designed around their buildings.
NorthStar Spray Foam & Insulation Inc. is a Mississauga insulation company providing insulation, air-sealing, fireproofing and sound-control solutions for homes, businesses and construction projects across Mississauga and the Greater Toronto Area.
We work with homeowners, builders, contractors, property managers and commercial property owners who want insulation designed around the needs of their buildings. Our work covers spray foam insulation, attic blown-in insulation, fibreglass batt insulation, attic insulation removal, commercial fireproofing and soundproofing.
From an attic upgrade in an older Mississauga home to the complete insulation of a new commercial building, every project begins with understanding the property, the intended application and the customer’s priorities.
Insulation should do more than fill an empty cavity. When an appropriate product is professionally installed as part of a properly designed building assembly, it can help control heat transfer, reduce unwanted air movement, improve indoor comfort and support more efficient operation of heating and cooling equipment. Our responsibility is to help customers understand their options and select a system appropriate for the space — which sometimes means recommending the cheaper material, and occasionally means telling someone the problem they have is not an insulation problem at all.
Three details is enough to get started. We will call you back to arrange a look at the space.
NorthStar Insulation is located at 375 Admiral Boulevard, Unit 5 in Mississauga, Ontario. Being here gives us practical access to residential, commercial and new-construction projects throughout Mississauga and the surrounding GTA communities — and it is what makes it realistic to look at a building before quoting it.
Buildings here face cold winters, hot summers, humidity and substantial seasonal temperature swings. Those conditions expose weaknesses in insulation and air sealing that a milder climate would let pass unnoticed for years.
Draughty rooms, cold floors, inconsistent temperatures between storeys and condensation appearing where it did not used to are all worth investigating. None of them proves an insulation fault on its own — ventilation, mechanical balance and moisture sources can produce the same symptoms — which is exactly why the diagnosis matters more than the product.
Mississauga alone contains older homes, newer subdivisions, townhomes, custom properties, warehouses, industrial facilities, offices and retail space. Each presents different insulation considerations, and a method that suits one can be the wrong answer next door.
A renovation may open wall cavities that become unreachable once drywall goes up. A warehouse may have wall and ceiling areas so large that installation has to be sequenced rather than simply scheduled. We weigh those practical differences before recommending anything.
Each service has a page of its own explaining what the work involves, where it suits, where it does not, and what drives the cost.
Open-cell and closed-cell polyurethane foam that insulates and air seals in a single application. Used in attics, walls, basements, crawl spaces and commercial envelopes.
Loose-fill fibreglass or cellulose blown across an attic floor to an even, measured depth. The usual choice for topping up an under-insulated attic.
Vacuum removal of old, damaged or contaminated attic insulation, with containment and disposal, so the attic can be air sealed and re-insulated properly.
Pre-cut fibreglass batts friction-fit into walls, ceilings, basements and garages. Cost-effective and dependable when it is cut and fitted correctly.
Spray-applied cementitious fire-resistive material and intumescent coatings for structural steel in commercial and industrial buildings.
Acoustic treatment for walls, ceilings and mechanical rooms in homes, offices and multi-unit buildings, planned around how sound actually travels.
A short version of each, including the part most contractors leave out — what the material is not good at.
Applied as a liquid, expanding to fill the targeted cavity or surface.
That expansion lets the material reach irregular spaces and form a more continuous insulation layer than a cut product can. Depending on the product and the intended application, spray foam may contribute to thermal performance, air sealing and moisture management.
There are important differences between open-cell and closed-cell foam. Closed-cell is denser and typically provides a higher insulation value per inch. Open-cell is lighter and may be considered where sound absorption or cavity filling is the more important objective. Neither should be treated as the automatic answer for every project: selection has to consider the assembly, the location, the available depth, the performance wanted and the requirements the project is working to.
Spray foam insulation in MississaugaA practical way to increase coverage across an accessible attic floor.
Attics are frequently responsible for significant heat movement when the insulation is inadequate, uneven or disturbed. Loose material settles around framing members and other obstructions, which helps create more consistent coverage than badly fitted batts manage.
Adding insulation should not happen without considering the attic’s overall condition, though. Existing moisture, damaged insulation, blocked ventilation or air leakage may need to be addressed first. We review the attic and determine what preparation should happen before new material is introduced.
Blown-in attic insulationA separate professional service, not a step folded into something else.
Old insulation may be contaminated, wet, damaged, compressed or simply unsuitable for the assembly it sits in. Covering it with new material can hide the underlying issue rather than solve it. Removing it exposes the attic floor, which makes previously concealed areas inspectable and prepares the space properly.
Every removal project should be assessed individually — the existing material, the attic access, the total volume and the site conditions all affect what the work involves.
Attic insulation removalA practical option for many buildings, where the cavity suits it.
Batts are commonly installed between framing members in walls, ceilings, floors, basements and garages. They can be efficient to install in open, regularly spaced cavities and may be an economical alternative to spray foam for suitable applications. They also contribute to sound control in interior partitions and floor assemblies.
Installation quality is critical. Batts that are compressed, folded, poorly cut or installed with gaps may not perform as intended, and openings around wiring, plumbing and irregular framing need careful attention. We help customers compare fibreglass and foam against the actual application, budget and performance objective — and some projects are best served by different materials in different parts of the same building.
Fibreglass batt insulationA specialised area, kept deliberately separate from insulation.
Insulation, fireproofing products, thermal barriers and intumescent coatings serve different purposes and are not interchangeable. A project may require a specified material, a tested assembly or a protective coating based on the building design, the occupancy and the requirements that apply — decisions that usually involve architects, engineers, product documentation and building officials.
We work within the identified scope and help customers understand the proposed application. We do not describe ordinary insulation as “fireproof”, and we do not promise a fire rating that has not been established for the complete assembly. Applications may include structural components, commercial spaces, warehouses, mechanical areas and garages.
Fireproofing contractor servicesOne part of a broader noise-control strategy, not a cure on its own.
Noise travels through walls, ceilings, floors, gaps and shared assemblies. Insulation alone does not make a room completely soundproof, but an appropriate system can form an important part of controlling it.
The right solution depends on the type of noise, how it is travelling and how the wall or ceiling is built. Airborne voices, music, mechanical vibration and impact noise do not necessarily call for the same treatment. We help customers examine the assembly and choose insulation that supports the level of sound control they are after.
Soundproofing and sound insulationTell us about your property and the areas you need insulated. We will arrange an assessment and give you an itemised scope, not a number over the phone.
A comfortable home should hold a reasonably consistent temperature without excessive draughts or constant adjustment of the thermostat. When rooms feel unusually cold in winter, upper floors become unbearable in summer, or heating and cooling equipment runs continuously without ever quite getting there, insulation is worth looking at.
We examine the intended area and explain the available choices before any work begins, including what each option will and will not change. More detail on how we approach houses specifically is on the residential insulation page.
Commercial and industrial work usually involves larger spaces, different assemblies and considerably more coordination than residential jobs. The material may be the same; the project rarely is.
We work with contractors, builders, property managers and business owners on warehouses, offices, retail environments, industrial facilities and other commercial properties. Before installation, the considerations that actually decide whether a job runs smoothly are project drawings, insulation specifications, required thicknesses, access, site safety, scheduling and coordination with the trades around us.
Good communication matters more than anything else here. Insulation has to be installed at the right stage so that it does not interfere with mechanical, electrical, framing or finishing work — and so that nobody has to pull it out again. Our aim is dependable installation that respects the wider construction schedule rather than competing with it.
Seven stages, none of them unusual. Knowing the shape of the process makes the quotes you receive easier to compare — including ours against someone else’s.
We start by discussing the building, the area that needs work, and the problem you actually want solved. A cold room, a noise complaint and a failed inspection lead to three different scopes even in the same house.
Construction type, available access, existing insulation and the intended use of the space. These are the details that decide what is possible, and none of them can be assessed down a phone line.
You get a clear explanation of the insulation systems that may suit the project, including where each one is strong and where it is not. If a less expensive material will do the job, we say so.
The intended areas, the material, the preparation and any other requirements are established before installation begins, in writing, so there is no argument later about what was included.
Surrounding surfaces and finished components are protected. Access, ventilation and site conditions are arranged — on occupied and commercial sites this is also where working hours and trade coordination get agreed.
The selected material is installed to the agreed scope, with attention to continuity and coverage. Where spray foam is involved, installers wear the respiratory protection the product requires and re-entry timing follows the manufacturer, not the schedule.
We walk the completed installation with you against the scope, and leave the work area orderly. Anything noticed along the way that was not part of the job still gets pointed out.
Tell us about your property and the areas you need insulated.
We will arrange an assessment, then put the scope in writing — what is being removed, what is going in, where, and to what depth.

Customers need an insulation contractor that offers more than one product and understands how different systems serve different applications.
A contractor that installs only one material will recommend it every time. We install spray foam, blown-in, fibreglass batts, fireproofing and sound-control systems, which means the recommendation can follow the building instead of the inventory.
A single attic and a scheduled industrial envelope are different jobs, not different sizes of the same one. We are set up for both, including coordination with other trades on an active construction site.
Open framing and a finished, occupied building call for completely different approaches to access, protection and sequencing. We work on both, and quote them differently because they are different.
What sits either side of the insulation, how much depth is available and whether the space is vented all move the answer. We would rather explain that than hand over a number with no reasoning attached.
Our unit is on Admiral Boulevard, off Dixie Road. Being local is what makes it practical to look at a building before quoting it rather than pricing the job from a description.
Customers should understand what is being installed, where it is going and why it was recommended. If that explanation is hard to follow, the specification is usually the problem, not the customer.
Mississauga is our home base and most of our work is within a short drive of it. We also work regularly in Brampton, Etobicoke, Concord and the surrounding communities, each of which has its own page describing the local building stock and the jobs that come up there most often.
We do not claim to serve the whole country. A single Ontario location covers the GTA properly, and saying otherwise would be a claim we could not stand behind. If your project sits just outside the area, call and we will tell you honestly whether we can take it on.
Whether you are upgrading an attic, renovating a home, planning a new building or reviewing options for a commercial property, tell us about your property and the areas you need insulated. We will review the application and help identify an appropriate next step.
